We’ve done a lot of these. What that experience buys you is patience. We stop when you need to look through something. We set aside anything you mark as keep. We flag documents, photos, jewelry, and anything that looks like it matters before it goes in the truck, because families almost never know everything that’s in the house.

Walkthrough and Plan

We walk the property with you or a family representative, talk through what stays, and give you a written price for the whole job.

Sort at Your Pace

Nothing goes in the truck before you’ve had a chance to look. If you need us to pause a room, we pause. If you’d rather not be there at all, we photograph anything questionable and text you.

Clear, Donate, Sweep

The property gets emptied, usable goods go to donation partners, and we sweep everything down so the house is ready for listing photos or a closing walkthrough.

Most single-family homes on the North Shore take one to three days depending on size and how full they are. We’ll give you a realistic timeline during the walkthrough, and we plan around closing dates.

We set it aside and tell you. Documents, photographs, jewelry, cash, and anything that appears personally or financially significant gets flagged rather than loaded. This happens on almost every cleanout.

Yes, and we often do. Typically the sale runs first and we clear whatever is left afterward. We can also clear before a sale if the family wants the space staged.

Where our donation partners issue them, yes. Let us know in advance if the estate needs documentation for tax purposes and we’ll route items to receipt-issuing organizations.

No. Many of our estate clients live out of state. We can work with a key, a lockbox, or a realtor’s access, and we send photo updates throughout the day.
